Beijing releases the list of the second round of planned supply of commercial residential land for this year, totaling 4 parcels covering approximately 22 hectares.
On March 25, the Beijing Municipal Planning and Natural Resources Commission website released the list of proposed second-round land for commercial residential supply in 2026, involving four parcels of land with a total area of approximately 22 hectares and a construction scale of about 380,000 square meters. The land is scheduled for recent supply.
From a regional distribution perspective, there is one parcel in the central urban area (Fengtai District), two parcels in the sub-center and plains areas (Tongzhou District), and one ecological conservation area (Huairou District).
In terms of land auction market performance, China Index Academy monitoring shows that all three residential land parcels in Beijing in March were sold at the starting price, reflecting current market sentiment and regional competition patterns. High-quality, low-density land remains dependent on state-owned enterprises for support under the dual constraints of funding and confidence. Overall, in the first quarter, Beijing completed a total of 7 residential-related land transactions, with a total transaction amount of approximately 8.75 billion yuan.
The second-round proposed residential land supply list includes the Wanquansi Village Shantytown Renovation Land Development Project, Parcel 0007, located in Taipingqiao Street, Fengtai District, between the 2nd and 3rd Ring Roads, near the Lize Business District interchange station of Metro Lines 14 and 16, and the Cailuying Station of Line 14. Surrounding amenities include Longfor Beijing Lize Tiandi, Wanda Plaza (Xitieying Branch), Beijing You’an Hospital affiliated with Capital Medical University, Jinzongdu City Wall Ruins Park, and Riverside Cultural Park.
